Fixed Price Contract
At Fresh Homes we understand that buying a home is a major investment and the last thing you need are extra or hidden costs at the end of construction. That’s why we offer a fixed price contract, so the amount that you agree to is the amount that you pay... not a cent more (subject only to contract terms & conditions; applies to HIA QC2 version only; owner must request HIA QC2 Contract or HIA QC1 will be used as default).

This specification is based on the following site conditions and allowances:
  • Standard engineer designed “S” class residential concrete slab on a flat level block up to 800m2
  • Standard house set back up to 6m
  • Underground power, Water & Sewerage connection to existing services
  • Earthworks up to 500mm cross-fall included
  • Surplus soil generated during the construction of the home, including topsoil and/or vegetation, will be stockpiled onsite. Removal of this material from site is not included in this contract, unless noted otherwise
  • Wind Speed N2
  • Retaining walls, rock excavation and requirements to comply with sound transmission legislation are not included in this contract unless specifically noted otherwise
  • Our price includes the preparation of plans
  • Includes standard council applications, permits, water connection fees and government fees
  • The home is insured during the course of construction and professionally cleaned upon completion. Price includes G.S.T.
Warranties
All Fresh Homes carry our exclusive 25 Year Written Structural Warranty (to the original Owner). This is four times the period offered by most builders. The home is also fully covered by a 12 month defects liability period from the time of completion.

Plumbing
Fully completed with hot and cold water to all WELS approved fixtures or fittings. Front and rear garden tap provided as shown on the Master Plans. 90mm painted PVC down pipes.

Termite Treatment
Termite Prevention to Australian Standard (AS 3661) with Builders Standard Physical Barrier to Perimeter.

External Walls
2.44m high brick veneer. Bricks selected from Builder’s Range with raked joints and natural mortar. Walls wrapped in energy saving reflective foil. NB Actual wall height will vary according to the roof pitch - refer to the Master Plans.

Internal Walls
Fully lined plasterboard walls professionally painted with a quality washable low sheen acrylic (3 coat paint system).

Reveals
Painted timber reveals with a 41x12 architraves (Gloss Finish). Choose from Builder’s Standard Range.

Skirtings
67 x 12 decorative profile timber skirtings. (Painted Finish). Choose from Builder’s Standard Range.

Architraves
41 x 12 decorative profile timber architraves. (Gloss Finish). Choose from Builder’s Standard Range.

Ceilings
10mm plasterboard on metal ceiling battens with 90mm cornice painted in ceiling white throughout.
NB: 10mm moisture resistant plasterboard with 90mm cornice provided to Alfresco. This gives a much better visual appeal with no PVC strip joiners.

Roof
Attractive Colorbond™ Roof in a wide range of fashion colours from the Builder’s Range with flat ventilated eaves and roof pitch as shown on the Master Plans.

Gutters & Fascia
Quality Colorbond Trimline Gutters & Colorbond™ Fascia, in a wide range of colours.

Glass Windows & Sliding Doors
Choose from a wide range of frame colours for windows & sliding glass doors.
Clear glass to bathroom, ensuite (if applicable) & toilet windows for added light penetration.

Entry Door
Choose from Builder’s Standard selection of the exquisite Humes Newington or Nexus range of designer entry doors (painted finish with clear glazing) to front entry. Rear door either flush panel (painted Gloss Finish) or sliding glass as shown on the Master Plans.

Internal Doors
Choose from a wide selection of decorative Humes Moulded Panel painted internal doors (Gloss Finish).

Door Furniture
Hinged doors... choose from Ingersoll Rand’s “Schlage” residential F-series Entrance Handlesets to front with deadlock, & F-Series Lever Set to back (if shown on the Master Plans) keyed alike.
Internal doors ... choose from Ingersoll Rand’s “Schlage” “Legge Pacific” Medio Collection passage lever sets on a choice of round or square rosettes (chrome finish). Privacy latch fitted to bathroom, WC and main bedroom. Selections may also be made from the Regent Range in passage format.

An alternate flooring system or finish of your choice may be included for an additional investment.
