Fixed Price Contract
At Fresh Homes we understand that buying a home is a major investment and the last thing you need are extra or hidden costs at the end of construction. That’s why we offer a fixed price contract, so the amount that you agree to is the amount that you pay... not a cent more (subject only to contract terms & conditions; applies to HIA QC2 version only; owner must request HIA QC2 Contract or HIA QC1 will be used as default).

This specification is based on the following site conditions and allowances... • Standard engineer designed “S” class residential concrete slab on a flat level block up to 800m2• Standard house set back up to 6m • Underground power, Water & Sewerage connection to existing services• Surplus soil generated during the construction of the home, including topsoil and/or vegetation, will be stockpiled onsite. Removal of this material from site is not included in this contract, unless noted otherwise • Wind Speed N2 • Retaining walls, rock excavation and requirements to comply with sound transmission legislation are not included in this contract unless specifically noted otherwise • Our price includes the preparation of plans and engineering• $1,600.00 allowance for standard council applications and permits. • A professional “Builder’s” clean is included upon completion. Price includes G.S.T.

Warranties
All Fresh Homes carry our exclusive 25 Year Written Structural Warranty (applies to the original Owner; Limited to structural defects as determined by a registered & certified structural engineer). This is four times the period offered by most builders. The home is also fully covered by a 12 month defects liability period from the time of completion.

Plumbing
Fully completed with hot and cold water to all WELS approved fixtures or fittings. Front and rear garden tap provided position determined by Builder. 90mm painted PVC down pipes (Colour same as eave)

Car Accommodation
Car accommodation provided as shown on the Master Plans.

Garage Doors
Provide a Manual Colorbond™ Sectional Panel Door (nominal size 2148) or; Manual Colorbond™ Roller Door (nominal size 2124) as shown on the Master plans with selections from the Builders standard range.

Termite Treatment
Termite prevention to Australian Standard (AS 3660) with physical barriers to all penetrations and a visual inspection zone to perimeter.

External Walls
2.44m high brick veneer. Bricks selected from Builder’s Range with raked joints and natural mortar. Walls wrapped in energy saving reflective foil. NB Actual wall height will vary according to the roof pitch - refer to the Master Plans.

Internal Walls
Fully lined plasterboard walls professionally painted in washable low sheen acrylic 1 colour (proven 2 coat system). NB: Plasterboard lining to garage is included.

Ceilings
10mm plasterboard with 90mm cornice painted in white ceiling flat (proven two coat system)

Reveals
Painted reveals with a 41x12 decorative timber architraves (Gloss Finish same as Interior Door colour). Choose from Classic or Bull nose profiles.

Skirtings
67 x 12 decorative profile timber skirtings. (Painted in wall colour). Choose from Classic or Bull nose profile.

Architraves
41 x 12 decorative profile timber architraves. (Gloss Finish). Choose from Classic or Bull nose profiles.

Roof
Attractive Concrete Tile Roof in a wide range of fashion colours from the Builder’s Range and 20 degree roof pitch with flat eaves.

Gutters & Fascia
Quality Colorbond Trimline Gutters & ColorbondÔ Fascia, in a wide range of colours.

Elevation
An attractive elevation of choice may be selected for an additional investment…..choose from our standard range or; have our Design Consultants help you personalize the front elevation of your Fresh Homes Lifestyle Series Design to achieve that special look and feel that you’ll love to come home to!

Glass Windows & Sliding Doors
Choose from a wide range of frame colours for windows & sliding glass doors.
Clear glass to bathroom, ensuite (if applicable) & toilet windows for added light penetration.

Entry Door
Choice of Humes Vaucluse (painted finish) to front entry. Rear door either flush panel (painted finish) or sliding glass as shown on the Master Plans.

Internal Doors
Hardboard flush panel painted doors (Gloss Finish).

Door Furniture
Ingersoll Rand “Schlage” …..Schlage Regent Lockset Range to front and back door (if shown on the Master Plans) keyed alike. Internal doors…Tasman Tiva knob set on a round rosette (chrome finish). Privacy latch fitted to bathroom, WC, main bedroom.

Electrical
Electrical to include up to 10 lineal metres of single phase mains from pillar to Metre Box; 1 x double GPO per room over 3 m2 (does not include halls); 1 x dishwasher point; 1 x fridge point; 1 x oven point; 1 x weatherproof GPO (hot water point); 1 x batten fixtures with compact fluorescent light bulb to each room over 3m2 and front entry; 1 x T.V. point; 1 x Telephone point and an RCD safety switch installed for your protection

Smoke Detectors
Fitted inside the home for your safety and peace of mind.

Hotwater System
Builder’s Standard continuous instantaneous gas hot water unit 17 l/min for single bathroom and 20l/min for two bathroom designs

Quality chrome mixer tapware throughout house from Builder's Range. Builders Std chrome finished combination to Laundry and chrome finished Builder’s Std taps to Washing Machine, discreetly concealed in cabinet.

Wall & Floor Tiles (Wet Areas)
1900mm high overall to shower.
2 Tiles high splashback tile to bath tub & laundry tub
Half floor tile high skirting to bathroom, WC, laundry and ensuite (if shown on the Master Plans).

Floor Coverings
Quality carpet and ceramic tiles to the living areas may be included at an additional investment - choose from the Fresh Homes Persona Range.

Alfresco Areas
Under main roof as shown on the Master Plans. A flooring system and finish of your choice may be included for an additional investment.
